TERMS AND CONDITIONS OF SALE

Villa Maramaa offers accommodation services in Viljandi, at Uueveski tee 8.

These terms and conditions apply between the guest and Villa Maramaa OÜ, the owner of the Villa Maramaa online booking environment at www.villamaramaa.ee.

The terms describe all processes related to booking and accommodation. In addition to these terms, all legal relations arising from the purchase of services and products through the apartment booking environment are governed by the laws of the Republic of Estonia.

By making a booking, the guest confirms that they have read and accepted these terms and conditions, which are available on the Villa Maramaa website.


1. INTRODUCTION

Transactions in the Villa Maramaa booking environment may only be made by natural persons aged 18 or older who have legal capacity, as well as legal entities. The person whose bank account or credit card is used to pay for the service is responsible for any consequences arising from an order made by an ineligible person. Villa Maramaa reserves the right to cancel a booking if it becomes evident that the guest does not meet the requirements set out in these terms.


2. BOOKINGS AND PRICES

Guests can make bookings on the Villa Maramaa website www.villamaramaa.ee or via Booking.com.
The guest confirms that they are aware of the nature, purpose, and booking procedures of the available services and that they have received all necessary and/or additional information required to make a booking.
The guest confirms that they have reviewed the selected services.
Before booking, guests must fill in all required fields in the booking form and confirm the accuracy and correctness of the provided information.

A booking is considered confirmed after the prepayment has been made and the guest has received a booking confirmation from Villa Maramaa.

All prices are in euros (€) and include VAT as established in the Republic of Estonia.
All accommodation prices are displayed before booking and are valid only for the selected dates and number of guests.

A booking is confirmed by a prepayment made via bank link or payment card. Upon booking, the full accommodation fee (including taxes) and the cost of any selected additional services will be charged from the guest’s payment card.

2.1 Payment for accommodation

The full amount of the selected service must be paid when booking. By making a payment, the guest confirms that they have read and accepted all terms and rules published on the Villa Maramaa website.

Payment can be made via bank transfer through an online bank or by Visa and MasterCard debit or credit card. Payments are processed securely through Montonio Finance OÜ.


3. CANCELLATIONS AND CHANGES

Bookings can be cancelled up to 48 hours before the arrival date by sending a notice to Villa Maramaa via email at info@villamaramaa.ee. In such cases, Villa Maramaa will refund the full prepayment within seven days after receiving the cancellation notice.
If the booking is cancelled up to 48 hours before the arrival date, Villa Maramaa will refund 100% of the prepayment to the same bank account from which the payment was made.
In case of a no-show or late cancellation, the prepayment is non-refundable.

To modify a booking, the guest must send an email to info@villamaramaa.ee.
Bookings can be modified up to 48 hours before the arrival date. Changes made later are invalid, and the prepayment will not be refunded.
When changing a booking, the guest must note that both the price and the availability of the chosen apartment may have changed.

If the guest cancels their stay after arrival and before the end of the booking period, no refund will be issued.

Villa Maramaa does not collect a security deposit but reserves the right to request compensation from the guest for any damaged rooms or broken items in accordance with Estonian law.


4. ADDITIONAL INFORMATION

Check-in starts at 16:00.
Early check-in is available only by prior agreement.
Check-out is no later than 12:00. Late check-out is possible only by prior agreement and until 15:00, with an additional fee of €10 per hour. If the guest fails to inform of a late check-out and does not vacate the apartment by the designated time, Villa Maramaa reserves the right to charge a fee for extra work.

Guests wishing to extend their stay must notify Villa Maramaa at least 12 hours before check-out.

All bookings are personal and may not be transferred to another person, whether for payment or free of charge.

Upon booking accommodation, the guest will receive a code(s) that allows entry through the gate, main door, and apartment door. The code is active for the entire duration of the stay.

Upon departure, guests must ensure that they have taken all their belongings. Villa Maramaa is not responsible for any personal items, money, valuables, or documents left in the apartment.

Guests must ensure that all doors are locked when leaving the apartment.


5. GOOD PRACTICES

Guests confirm that they will use the apartment responsibly and with care.
Any loss or damage to items in the apartment must be immediately reported to Villa Maramaa staff. If damage or loss occurs due to the guest’s fault, the guest is liable and must compensate for the damage caused.

Items from the apartment may not be taken away.
The apartment must be used as intended and kept clean. Water and electricity should be used responsibly.

Villa Maramaa is not responsible for any failures or malfunctions beyond its control (e.g., equipment breakdowns, utility interruptions, etc.).
Villa Maramaa is not responsible for the loss of the guest’s personal belongings. Found items will be reported to the guest via email or phone and will be stored for a maximum of two weeks.

All apartments and the entire building are non-smoking. Smoking is allowed only in designated outdoor areas. Violation of this rule incurs a €200 fine.
No parties or events are allowed in the apartments.
Pets are not allowed. Violation of this rule incurs a €200 fine per pet.

Please respect other residents and follow general public order and Viljandi city night-time peace regulations.

Guests must ensure that the door is locked upon leaving the apartment.


6. CONFIDENTIALITY

All personal data submitted during booking and purchase in the online environment are confidential.
Villa Maramaa does not disclose personal data to third parties without the guest’s consent, except as required by law.

When making a booking, the guest provides their payment card details (card number, expiry date, and security code) via the secure Montonio Finance OÜ payment environment. The card must be valid during the stay. Villa Maramaa reserves the right to verify the card’s validity to prevent fraud.

Villa Maramaa uses the secure Montonio Finance OÜ payment system as its online payment service provider.
Payment cards may be declined for various reasons: stolen or blocked card, limit exceeded, entry error, etc.
If there are issues with payment, the guest must contact both Villa Maramaa and their bank to confirm the booking and payment method.

The prepayment charged to the guest’s payment card includes the total accommodation cost (including taxes).


7. LEGAL MATTERS

Any disputes arising from the booking or purchase of services or products via the Villa Maramaa online booking environment shall be resolved through negotiation. If no agreement is reached, the guest may contact the Consumer Protection and Technical Regulatory Authority of Estonia to protect their rights.

In resolving disputes and matters not specified in these terms, the laws of the Republic of Estonia shall apply.

Villa Maramaa reserves the right to amend or supplement these terms at any time. In such cases, Villa Maramaa will publish the updated version on its website, which will take effect immediately, except for bookings made before the new version’s publication date (earlier bookings remain subject to the terms valid at the time of booking).
